5 Things to do Before Your Sell:

  • Have a termite inspection to prove to buyers that the property is not infested.
  • Get a pre sale inspection so you’ll be able to make repairs before buyers become concerned and cancel a contact.
  • Gather together warranties/guarantees on the furnace,appliances, and other items to remain.
  • Fill out a disclosure form provided by your Realtor. Make sure you don’t forget problems, however minor, that might create a liability for you after the sale.
  • Freshly paint rooms where possible and clean attics, garage and basements. Have your Realtor help stage the home to help compete with other homes on the market.

10 Open House Tips

  • Hire a cleaning service. Dirt is a huge turn off. Pay attention to the outdoors. Mow your yard & put away yard equipment and toys.
  • Serve cookies, coffee, tea.
  • Lock up your valuables.
  • Turn on all lights. Even in daylight, incandescent lights add sparkle.
  • Send your pets to the neighbors. If not possible, confine them.
  • Leave during the open house. Allow buyers to feel free to explore.
  • Does the house smell nice? Make sure there is no lingering scents from cigarettes or pets.
  • Make the rooms feel bigger. Take one or two major pieces of furniture out of every room to create a sense of spaciousness.
  • Accentuate counter space. Put away small kitchen appliances & personal bath items to give the illusion of more counter space.
